The real estate market on the lakes is fed by second-home buyers from Omaha, Des Moines, Sioux City and the Twin Cities in Minnesota, but Mr. Westergard said the area included homeowners from 28 states, including California. Prices of single-family houses on the lakes fall into a pecking order. West Lake Okoboji, East Lake Okoboji and Big Spirit Lake constitute the upper end. And Upper Gar, Lower Gar and Lake Minnewashta follow. For a two- or three-bedroom house with 50 feet of waterfront on East Okoboji, buyers will pay $250,000 to $400,000. For young couples wanting to get into the market, condominiums are a popular choice. On East Lake Okoboji, a three-bedroom condo on the water in a large development made up of 36-unit buildings can be found starting at around $280,000. Condominiums are a relatively new phenomenon, their proliferation a response to the surge in the market that marked the years between 2002 and 2006.Real estate activity this year is only slightly less than it was in 2007.

“And about 40 percent of our home sales here take place in July and August,” Mr. Westergard said. “So we’re just getting started.”This house, built in 1973, has about 8,000 feet of living space and about 100 feet of shore frontage on West Lake Okoboji.
