Real People - Real Results - Real Estate“We’re not exactly Lake Tahoe, but people who can afford to buy anywhere are now choosing to buy vacation and retirement homes here,” said Kirk Westergard, a broker with Okoboji Realty in Okoboji, Iowa. “They’re turning down North Carolina and Florida.”The Okoboji area is defined by a chain of glacier-carved lakes, referred to as the Iowa Great Lakes. Together, they cover around 15,000 acres. The grouping includes Iowa’s largest natural lake, Big Spirit Lake, and five other main lakes: West Okoboji, East Okoboji, Upper Gar, Lower Gar and Minnewashta. (The Okoboji area, in northern Iowa, has been little affected by the severe flooding that has hit the central and eastern parts of the state.)Spring-fed West Okoboji, which reaches depths of up to about 140 feet, is the centerpiece of the five lakes. It is also the most expensive of the group.

The median sale price for 2007 was $928,000. Last year, the highest sale was a house with 146 feet of shorefront for $5.5 million. The lowest was a tear-down that sold for $522,000. This May, a house, considered low in price, was sold for about $600,000. “West Lake, as we call it here, is like a Lake Placid,” Mr. Westergard said. “It’s built on legacy. There are only about 1,000 homes in total, and in any given year, maybe 30 will come on the market. The real estate market on the lakes is fed by second-home buyers from Omaha, Des Moines, Sioux City and the Twin Cities in Minnesota, but Mr. Westergard said the area included homeowners from 28 states, including California. Prices of single-family houses on the lakes fall into a pecking order. West Lake Okoboji, East Lake Okoboji and Big Spirit Lake constitute the upper end. And Upper Gar, Lower Gar and Lake Minnewashta follow. For a two- or three-bedroom house with 50 feet of waterfront on East Okoboji, buyers will pay $250,000 to $400,000. For young couples wanting to get into the market, condominiums are a popular choice. On East Lake Okoboji, a three-bedroom condo on the water in a large development made up of 36-unit buildings can be found starting at around $280,000. Condominiums are a relatively new phenomenon, their proliferation a response to the surge in the market that marked the years between 2002 and 2006.Real estate activity this year is only slightly less than it was in 2007.

“And about 40 percent of our home sales here take place in July and August,” Mr. Westergard said. “So we’re just getting started.”This house, built in 1973, has about 8,000 feet of living space and about 100 feet of shore frontage on West Lake Okoboji. The house, like all homes in the area, is priced in accordance with the lake it is on and the amount of shore frontage it has, rather than by the structure itself. Many of the houses in the area are purchased, demolished and replaced with luxury custom homes. This three-level house has a wall of windows overlooking the water. There is a deck on each of the two upper levels and there is a patio at ground level. There is a 100-foot dock and an eight-car attached garage with guest quarters above. On the lower level is a family room with a wet bar. The kitchen has been updated. The house has five bathrooms, a steam bath and hot tub and three fireplaces.
